Who we are
trumedical.com (the “website”) is operated for Tru Medical Office Park, 14607 San Pedro Avenue, San Antonio, TX 78232, which is owned by TruEdge LLC. The property is leased and managed by BRASS. In this policy, “we” and “us” mean TruEdge LLC and BRASS as its management company.
Information you give us
We only collect personal information you choose to send us through the forms on the website:
- Leasing and showing requests: your name, company, email address, phone number, the suite you are interested in, your preferred showing date and time, and your message.
- Tenant service requests: your business name, suite number, contact name, email address, phone number, the request category, priority and description, and any photos or documents you attach.
- Building alerts: if you turn on alerts, your browser gives us a push address and encryption keys so we can deliver notifications to that device, along with the alert topics and suite you choose. We do not receive your phone number or name for alerts.
Please do not submit medical or patient information. The website is for building, leasing and property management matters only. It is not a channel for health information, and no medical practice in the building receives information through it.
Information collected automatically
- Security information: when you submit a form or upload a file, we record a one way scrambled (hashed) version of your IP address to limit abuse and spam. We do not store your IP address itself with your submission.
- Spam protection: forms may use Cloudflare Turnstile, which checks that a person, not an automated program, is submitting the form.
- Server logs: our hosting provider keeps standard technical logs (such as pages requested and errors) for security and reliability.
We do not use advertising cookies, tracking pixels or third party analytics, and we do not sell or rent personal information. The only cookie we set is a sign in cookie for authorized property staff using the management dashboard. If you install the Tru Medical app, your device keeps a copy of some pages (such as the directory and building map) so they work offline. You can clear this at any time in your browser or device settings.
How we use information
- To respond to leasing questions, schedule showings and follow up about available space.
- To review, assign, complete and follow up on tenant maintenance and property requests.
- To send the building alerts you asked for, and status updates on a request if you turned those on.
- To keep records of requests and how they were handled, and to protect the website from spam and misuse.
Who we share it with
Your information is shared only as needed to run the property and the website:
- BRASS property management and leasing staff, and contractors or vendors who need the details of a request to complete it.
- Service providers that host and operate the website on our behalf: Vercel (website hosting), Supabase (database and file storage), our email delivery provider, browser push services (Apple, Google, Microsoft or Mozilla, depending on your device), and PROPELLED IT, which builds and maintains the website.
- Authorities, if required by law or to protect the safety of people or property.
How long we keep it
We keep leasing inquiries and service requests for as long as they are useful for managing the property and its records, and as required by law. Alert subscriptions are deleted when you turn alerts off or when your device's push address stops working.
How we protect it
Information travels over encrypted connections (HTTPS). Attachments to service requests are kept in private storage that is not publicly accessible, and only authorized staff signed in with their work Microsoft account can view submissions. No system is perfectly secure, but we take reasonable steps to protect what you send us.
Your choices
- You can turn building alerts off at any time on the Building Alerts page or in your device's notification settings.
- You can ask us to see, correct or delete information you submitted by contacting us below. We may keep records we are required to retain.
Children
The website is intended for adults doing business with the property. We do not knowingly collect information from children under 13.
Links to other websites
The tenant directory links to tenants' own websites. Those sites are run by the tenants, not by us, and their own privacy policies apply.
Changes to this policy
If we change this policy, we will post the new version here and update the date at the top of the page.
